Organization Overview: HomeAid North Texas, in partnership with the North Texas home building industry, local nonprofit organizations, and community leaders, builds and improves housing and programmatic facilities for those at risk of and experiencing homelessness.

Position Summary: The Director of Projects serves as the “Chief Problem Solver” and “Construction Liaison” for HomeAid North Texas. While the Director of Programs focuses on the people (volunteers/donors), you focus on the physical assets (buildings/resources). You are the “Yang” to their “Yin,” forming a collaborative dynamic duo that drives our mission forward.

This role requires an entrepreneurial builder mindset. You will work directly with the Project & Construction Committee to diagnose the facility constraints of our nonprofit partners (e.g., “We need more beds” or “Our kitchen is failing”) and solve them by assembling a team of Builder Captains and Trade Partners. You are responsible for driving the “Pay It Forward” model, ensuring that the significant savings we generate for nonprofits are tracked, valued, and converted into sustainable revenue for HomeAid.

Key Responsibilities:

1. Project Management & Construction Stratetgy:

• The “General Contractor” of Good Deeds: Lead the vetting, scoping, and execution of HomeAid’s physical construction projects—from minor renovations to major expansions. You do not need to swing the hammer, but you must lead the Builder Captains who do.
• Scope Development: Walk nonprofit facilities to identify needs. Translate a nonprofit’s “wish list” into a realistic Scope of Work that a Builder Captain can execute.
• Committee Leverage (The “Brain Trust”): You do not need to be an engineer or architect, but you must know how to lead them. Your role is to present problems to the Project & Construction Committee and mobilize their specific expertise (structural, MEP, design) to solve the nonprofit’s challenge.
• Stakeholder Navigation (The “Translator”): You must be able to “talk the talk” across three distinct worlds:

The Nonprofit Board: Explaining realistic construction timelines and costs.

The City/Municipality: Navigating permitting, zoning, or inspection hurdles (or finding the

committee member who can).

The Builder: Defining clear scopes so they can donate efficiently.

2. The “Pay It Forward” Business Model (Resource & Revenue):

• In-Kind Procurement: Aggressively network with the building industry to secure donated or deeply discounted materials (windows, lumber, flooring) and labor. You are a “Deal Maker” who turns a phone call into a donation.
• Value Tracking: Meticulously track the market value of every donated hour and board-foot.
• Revenue Generation: Manage the “Pay It Forward” fee structure—calculating and collecting the 20% administrative fee based on the savings delivered to the nonprofit. You ensure the nonprofit saves money while HomeAid sustains its operations.

3. Care Day Collaboration (The Dynamic Duo):

• Technical Lead: Collaborate with the Director of Programs on “Care Days.” When a Care Day involves technical work (light carpentry, extensive landscaping, installation), you take the lead on the technical logistics, safety, and material sourcing, while Programs focuses on the volunteers.
• Safety & Compliance: Ensure that all projects and Care Days meet safety standards.

4. Nonprofit Capacity Building:

• Problem Solving: Act as a consultant to our nonprofit partners. Help them understand their own facility needs. Sometimes the answer isn’t a new building; it’s a smarter renovation. You help them think like a developer.

5. Organizational Agility:

• Other Duties: Perform other duties as assigned by the Senior Director of Strategy and Operations. As a dynamic nonprofit team, we all “wear multiple hats” to ensure the success of our mission.

Physical Demands & Work Environment: This role requires “Construction Athleticism.”

• Site Mobility: Must be able to navigate active construction sites, climb stairs/ladders, and walk on uneven terrain.
• Lifting: Ability to lift and carry materials up to 40-50 pounds (e.g., construction materials, event supplies).
• Travel: Frequent local travel to project sites, vendor locations, and builder offices across the DFW Metroplex.

Desired Qualifications:

• Experience: 3-5 years in construction management, real estate development, facilities management, or a related “built environment” field.
• The “Rolodex”: Strong existing relationships with DFW builders, suppliers, and trades is a significant plus.
• Technical Literacy: Ability to read a blueprint, estimate a rough budget, and understand a construction schedule.
• Business Acumen: Experience with budgeting, cost-savings analysis, or procurement. You understand the math behind the “Pay It Forward” model.
• Attributes: High “Dominance” and “Sociability”—you are not afraid to ask for a donation or hold a contractor accountable to a deadline.
• Tech Stack: Proficiency in Microsoft Office (Excel is key for budgeting) and Salesforce.
