This is a high-impact opportunity for an experienced Land Enablement Manager to lead the preparation and infrastructure development of a growing portfolio of data center sites.

You will manage on-site and off-site improvements to strategically position sites for future development, reducing data center delivery timelines. This role sits at the intersection of land development, entitlements, and construction management, requiring both strategic thinking and hands-on project execution.

Key Responsibilities:

• Support the implementation of a Land Enablement strategy across a portfolio of development sites
• Make site-specific scope recommendations for site preparation and off-site enablement
• Conduct technical reviews of construction plans within a data center environment
• Monitor and track site improvements including permit compliance, design and construction schedules, and budgets
• Track site risks and opportunities by analysing permitting, land use, legal, physical, and financial factors
• Own design status, cost modelling, risk assessment, and communication across the acquisition portfolio
• Manage project budgets in line with project controls procedures
• Lead contract negotiations with subcontractors

Entitlements & Land Development:

• Serve as a key stakeholder in the entitlements process including zoning, land use permitting, and agreement modifications
• Navigate regulatory and planning challenges to support pre-positioned data center development
• Work with cross-functional teams to overcome obstacles in the site improvement process
• Ensure alignment across all internal stakeholders throughout the land enablement lifecycle

Program & Stakeholder Leadership:

• Collaborate with internal and external partners to drive programme activities and initiatives
• Communicate effectively with stakeholders to influence action and maintain project momentum
• Manage administrative duties associated with all Land Enablement projects
• Coordinate with consultants, vendors, and internal staff across multiple concurrent projects

Qualifications:

• Bachelor’s degree in Construction Management, Civil Engineering, Land Planning, Real Estate, or equivalent
• Minimum 7 years of experience in design, project management, construction management, civil engineering, or site/land development
• Strong written and verbal communication skills
• Ability to interpret construction drawings and specifications
• Knowledge of construction cost estimating methods and scope of work development
• Willingness to travel domestically up to 25% per month

Preferred Experience:

• Data center development experience
• Proficiency with project management software (MS Project, Procore, Smartsheet, BIM 360, or similar)
• Working knowledge of AutoCAD
• Experience managing entitlements, permitting, and land use processes
